What you’re looking at is a portion of the property where Gulfport Luxury RV Resort now stands — 200 Cowan Road in Gulfport, Mississippi.

But this picture was taken in the aftermath of Hurricane Katrina in 2005.

For years after Katrina, this property sat vacant and undeveloped. What was once an empty piece of land along Cowan Road remained a reminder of just how dramatically Hurricane Katrina changed the Mississippi Gulf Coast.

Then, nearly two decades later, a new vision for the property began to take shape.

In 2023, Peter J. “P.J.” Vicari broke ground on what would become Gulfport Luxury RV Resort. Construction began in June 2023, transforming approximately 14 acres of long-vacant property into a completely new destination for visitors to the Mississippi Gulf Coast.

And just a few months later, in April 2024, Gulfport Luxury RV Resort officially opened its gates.

Today, when you drive down Cowan Road, you see something completely different.

• You see concrete RV sites filled with campers.
• You see families enjoying the pool and lazy river.
• You see the swim-up bar, clubhouse, café, playground, pickleball courts, cottages and all the activity that comes with a destination resort.
• You see people arriving from all over the country enjoying the Mississippi Gulf Coast.

You see a piece of Gulfport that went from devastation to years of vacancy, to a new chapter.

From an empty property after one of the most devastating storms in Gulf Coast history…to a place where families now make vacation memories.
