Resort Rules and Regulations

1. Check-In / Check-Out Times

RV Sites

  • Check-in Time: 1:00 p.m.
  • Upon arrival, drive directly to your assigned RV site and check in at the office within one hour.
  • Earliest possible check-in: 11:00 AM (at your own risk, as the previous guest may not have checked out). You’re welcome to drive by your site upon arrival. If it’s available, you may check in early.
  • To guarantee arrival before 11:00 AM, we recommend booking the night prior.
  • Check-out Time: 11:00 a.m.

Beach Bungalows & Cottages

  • Check-in Time: 4:00 p.m.
  • Early check-in is not available for rental units, as housekeeping needs time to prepare each accommodation.
  • Guests are welcome to arrive early, park at the Clubhouse, check in at the Front Desk to receive wristbands, and begin enjoying Resort amenities while waiting for the regular check-in time.
  • Check-out Time: 11:00 a.m.

Note: Please note that hours are subject to change. We reserve the right to close amenities at our discretion without prior notice, and without refund of any fees or other amounts paid for the reservation. Please remember that the pool and poolside amenities are on a weather dependent schedule and may have limited hours during inclement weather.

3. Deposits, Final Payments, Cancellation Policy, & Booking Fees

Deposits & Final Payments

  • A 50% deposit is required at the time of booking for all reservations, including nightly, monthly (first month), holiday, special event, and rally stays.
  • The remaining balance is due thirty (30) days prior to arrival and will be automatically charged to the credit card on file.
  • Monthly Stays: After the initial 50% deposit at booking, recurring monthly payments will be automatically charged to the credit card on file thirty (30) days before the start of each subsequent month.
  • By signing/accepting these Resort Rules and Regulations, I/we consent to having the card on file charged for the outstanding balance of the reservation within 30 days prior to arrival and/or each subsequent month for monthly stays.

Cancellation/Refund Policy

  • Cancellations made more than 30 days prior to arrival:
    A $25 cancellation fee, any non-refundable booking fees, plus taxes will be retained. The remaining portion of the deposit will be refunded to the guest to credit card on file.
  • Cancellations made 30 days or less before arrival:
    No refunds will be issued. However, all funds paid will be held as a camp credit, which may be applied toward a future reservation.
  • Failure to cancel before 1:00 p.m. check-in will result in No Show status and forfeited camp credit.
  • Cancellations must be submitted in writing via email to info@gulfportluxuryrvresort.com.

Additional Terms

  • Early departures are not eligible for refunds.
  • Reservation changes incur a $25 non-refundable change fee per modification, and rates may adjust.
  • Designated holidays and special events require a minimum stay of two (2) nights or more depending on the holiday/special event.
  • Weekend stays require a minimum of two (2) nights.
  • Reservations with Saturday arrival/departure not accepted unless booked within 1 week.
  • Add-ons are non-refundable due to weather during your stay; fun continues rain or shine.

Lock Site Fee

  • Guests have the option to lock in their site at the time of booking for a small fee. Locking in your site ensures that you’ll have the exact location you selected for your stay. If you choose not to lock in your site, you are guaranteed your site category but NOT the specific site number. You’ll be able to see your computer-assigned site number on the Reservation Summary 72 hours before check-in.

Booking Fees

  • All reservations subject to non-refundable booking fee.

Rates / Resort Fees

  • Designated bookings during holidays and special events are subject to increased rates. These rates apply on the actual holiday or special event date(s) and may extend to the surrounding days.
    • Holidays include: Mardi Gras, Easter, Mother’s Day Weekend, Memorial Day Weekend, Father’s Day Weekend, Independence Day (July 4th), Labor Day Weekend, Halloween, Thanksgiving, Christmas, and New Year’s.
    • Special Events include: Jeepin the Coast, Scrapin the Coast, and Cruisin the Coast.
  • Dynamic rates apply, fluctuate based on occupancy similar to the hotel and airline industry. Subject to change with each search.
  • All reservations are subject to resort fees. This fee helps us provide and maintain our first-class amenities, services, and activities throughout the resort.

4. Gate Access

  • Entry/exit gates close after hours; access code provided in reservation details.
  • Do not share access with non-registered guests.

5. Inclement Weather / State of Emergency Policy

  • For your safety, certain pools or attractions may need to close during severe weather, such as electrical storms, heavy rain, or high winds. If weather causes a closure every attempt will be made to reopen as soon as it is safe to do so. Pool decks and cabanas will be cleared and guests will be asked to remove their personal items and leave the pool area.
  • If the National Weather Service issues a hurricane or tropical storm warning affecting the Resort, or if a state of emergency is declared for Harrison County, guests may change or cancel reservations without a fee. No refunds will be issued. However, all funds paid will be held as a camp credit, which may be applied toward a future reservation. If the reservation is rescheduled during times of higher nightly rates, you will be charged for the difference.
  • Guests are responsible for monitoring National Weather Service or County emergency warnings by SMS. The park will close completely under mandatory evacuation.
  • If freezing temperatures drop below freezing, water spigots must be turned off to prevent bursting.
  • If you feel threatened by inclement weather and need to seek shelter, the bathrooms, laundry room, fitness center, and game room inside the Clubhouse are open 24/7.

6. Quiet Hours

  • We want all guests to be able to relax and enjoy their stay, while being mindful of others at all times. Quiet hours are between 10:00 p.m. and 8:00 a.m. During this time, please respect others and refrain from noisy activities.
  • Anyone under the age of 18 may not leave their campsite after 10:00 pm unless it is to and from the bathhouse.
  • RV owners, their family members, their guests and or their visitors who create disturbance or behave in a manner that constitutes a threat or substantial nuisance to other guests will not be allowed to remain on the property.
  • No motorcycles, loud diesel vehicles or other vehicles with louder than normal exhaust may be operated inside the RV Resort during the posted quiet time. Use of generators is prohibited.

7. Occupancy Limits

  • RV Sites: Base Occupancy = 4 (included in nightly rate) | Max Occupancy = 8 | Extra Guest Fee – $15 per guest per stay
  • Beach Bungalows: Base Occupancy = 7 (included in nightly rate) | Max Occupancy = 7 | Extra Guest Fee – N/A
  • Beach Cottages: Base Occupancy = 9 (included in nightly rate) | Max Occupancy = 9 | Extra Guest Fee – N/A
  • Ages 3 and under not counted.
  • Reserving guest must be ≥21 and present at check-in.
  • Guests may have visitors visit them, so long as such visitors do not cause the guest to exceed the maximum permitted occupancy listed above. Visitors must register at the front desk and are subject to any additional guest fees list above. Guests are responsible for the conduct and actions of their visitors, ensuring a peaceful and enjoyable atmosphere for all.

8. Maximum Stay Limits

  • Our resort operates under a short-term stay license, which limits guest occupancy to a maximum of five (5) consecutive months. This regulation does not allow stays to be extended, reset, or renewed by temporarily vacating the site for a few days or weeks within the same season.
    • Guests must actively occupy their RVs throughout their stay. Short trips away from the resort are acceptable, but the Front Desk must be notified.
    • Extended absences, using the resort solely for RV storage, checking in significantly later than your scheduled arrival date, or booking a monthly reservation solely to obtain the reduced rate while only occupying the site for a brief period are strictly prohibited.
  • Guests are welcome to return for a new seasonal stay once the next season begins, subject to availability and applicable rates.
  • The resort reserves the right to enforce this policy in compliance with local licensing and occupancy requirements.

9. RV Policy

  • The Resort must approve any RV 15 years old or older prior to making reservations. Email photos and request to: info@gulfportluxuryrvresort.com.
  • Must be in good, running condition; no poor-condition RVs allowed.
  • Approved types: Class A, B, C, 5th Wheels, Travel Trailers, Pop-ups, Toy Haulers.
  • No car camping; no outside laundry lines; oil changes prohibited.
  • Guests are welcome to wash their RVs on-site. A self-wash service is available for a small water usage fee, or guests may opt for a professional touch. Professional mobile soft wash services are also offered through an approved vendor. Please visit the Front Office for details.

10. Tents

  • Overnight tents are not permitted at RV sites.
  • Free standing pop-up tents are allowed but no stakes may be used due to underground irrigation lines and must be lowered and anchored during inclement weather to prevent damage from sudden wind gusts.

11. Daily Pass & Wristbands

  • To preserve the quiet and safety of the Resort’s camping experience, we do not allow public day passes at our resort.
  • Wristbands must be worn at all times to identify you as a registered guest. They also grant you access and use of the resorts amenities. If a wrist band is lost, please see the front desk in the clubhouse for a replacement (additional fee may apply for lost wrist bands).

12. Outdoor Bar / Alcohol & Drug Policy

  • Only alcohol purchased at the Gulfport Luxury RV Resort bar may be consumed in the swimming pool and lazy river areas. No outside food or drinks are allowed in the pool area when the bar and café are open. Please see posted hours for bar and café.
  • Children are not permitted at swim up bar.
  • A gratuity of 18% will be added to any bar tabs that are not closed.
  • Alcohol may only be consumed by guests of legal drinking age and must be done responsibly so as not to impact the experience of other guests.
  • Guests or visitors using alcohol irresponsibly or in a way that interferes with others’ enjoyment may be asked to stop, leave the area, or be removed from the resort.
  • Illegal drugs are strictly prohibited.
  • The resort maintains a strict no-cannabis policy, including all forms of use—smoking, vaping, or any other method—inside RVs or anywhere on resort property, regardless of medical status. This policy ensures a safe, comfortable, and consistent environment for all guests.

13. Swimming Pool & Lazy River

  • The swimming pool and lazy river are available for registered guests of Gulfport Luxury RV Resort during the posted hours of operation.
  • There is no lifeguard on duty – guests must swim at their own risk.
  • Children under the age of 15 must be accompanied by an adult.
  • We expect all guests to behave in a family-friendly manner.
  • Line jumping, diving, profanity, running and unruly behavior are considered offensive behaviors and could result in the guest being ejected from the property without a refund.
  • We ask that guest wear proper swim attire (no jeans, street clothes, etc.). Children must swim in diapers if not trained.
  • No glass is allowed in the pool area.
  • No Pets are allowed in pool area.
  • Wristbands are required to be worn in the swimming pool and lazy river areas at all times.
  • To ensure everyone has a fair chance to enjoy the pool, please avoid saving seats with towels or bags before the pool area opens. Any unattended items left overnight or before opening will be gently relocated. Let’s keep the good times rolling and make sure there’s plenty of room for everyone to soak up the sun!

14. Outdoor Living Space

  • Only customary outdoor patio or lawn furniture and accessories may be left outside. Golf carts and bicycles can be kept outside on the site. Tools, toys and other such items must be stored inside or under the RV.
  • Larger outdoor recreational items, including but not limited to kayaks, paddleboards, coolers, fishing equipment must be organized and neatly stored beneath the RV with every attempt to conceal these stored items and maintain site aesthetics.
  • Please do not remove picnic tables from their sites without resort approval.
  • Please close awnings, canopies and umbrellas when your RV is unattended. Strong winds can cause serious damage and or loss of property.
  • Please respect guest’s privacy by not walking through occupied sites and please keep your possessions on your site.
  • The flying of drones and other remote-controlled flying toys or equipment is strictly prohibited without the express written consent of Resort. Please be respectful of your neighbor’s privacy and keep drones grounded while in the resort.

15. Playground

  • Please be courteous to your neighbors.
  • Use of playground equipment is at your own risk.
  • Play area is reserved for guest only.
  • Children under the age of 12 must be accompanied by a guardian over the age of 18 at all times. No one over 18 is permitted to use equipment.
  • No rough playing or yelling permitted.
  • Only one person per swing at a time.
  • No jumping off slide or elevated platforms.
  • No glass containers allowed.

16. Restrooms / Showers

  • No storage of personal belongings; items left behind will be discarded.

17. Smoking

  • Smoking cigarettes, vapes, e cigs, and any other tobacco-related products are prohibited inside facilities and all common areas.
  • Smoking is allowed on your own site as long as it is done so in a way that will not directly or indirectly impact the experience of other guests.
  • Smoking is strictly prohibited in Bungalows and Cottages. If a guest is found to have smoked in the Bungalow and/or Cottage, they will be subject to an automatic $250.00 violation fee. Additional charges may be applied for any damages or extra cleaning required as a result of smoking.

18. Pets

  • We want all members of the family to be part of your vacation, even the furry ones! We love and welcome well-mannered pets on our property.
  • We require that pets are healthy, not ill (coughing, vomiting, diarrhea) or carrying any susceptible diseases or illnesses and are up to date on vaccines.
  • Pets must remain on a leash and in control by the owner outside RV sites.
  • Pets should not be loud or disruptive and must never be left unattended outside. Excessive barking or noise must be controlled at all times to ensure the comfort of all guests. Even when pets are left alone inside RVs, they should not disturb neighboring guests.
  • Pets are not permitted in buildings, the swimming pool or other water areas.
  • Owners are responsible for cleaning up after their pet as well as any property damage caused by their dog.
  • No pet pens/fences are allowed in grass areas. Pens/fences must be free standing and cannot be staked into the ground and must be confined to your site on concrete pad.
  • Trained service dogs are welcomed to the property and are not subject to policies and restrictions. Service dogs must be individually trained to perform tasks directly related to the guest’s disability.
  • Any aggressive pets will be asked to leave.
  • The resort’s dog park is located near the front entrance. In the dog park, owners are expected to accompany their dogs, overseeing behavior, and ensuring a clean environment.
  • Management reserves the right to refuse any pets it deems dangerous, disruptive, or a threat to others.
  • Maximum of 3 pets (dogs and cats).
  • No wild or exotic animals are allowed.
  • Resort is not responsible for and will hold the pet owner accountable for any injury or damage caused by pet(s). In addition, the owner of the pet that causes injury or damage is expected to resolve the issue directly with the injured party.
  • Pets are strictly prohibited in Bungalows and Cottages. If a guest is found to have a pet in the Bungalow and/or Cottage, they will be subject to an automatic $250.00 violation fee. Additional charges may be applied for any damages or extra cleaning required as a result of the pet’s presence.

19. Responsibility for Property & Utilities

  • Any customer or guest destroying / damaging resort or other customer’s property will be required to make restitution.
  • If your RV has an electrical problem creating a problem with the resort electric and a certified electrician must be called, you will be responsible for the cost of the electrician’s service call and damages.
  • Guests shall not make any alterations to any of the utilities provided by the resort.
  • The Resort’s responsibility shall extend only to the point of connection and the Resort shall not have any responsibility for the condition or functioning of any pipes, conduits or wires from such point of connections of the guest’s RV.
  • The Resort reserves the right to disconnect utilities in order that repairs, alterations, or additions may be made. Guests will be notified, when possible, of any planned utility system shutdowns.
  • The Resort shall not be responsible for any loss suffered by any guest from planned or emergency shutdowns.
  • All sewer hoses must be undamaged and sewer connections must be connected and tight. Any discharge of wastewater onto the ground is prohibited.
  • Guests are responsible, and will be charged, for any damages caused by the guest’s sewer hookup.
  • Window air condition units that extend protrude outside RV is prohibited.

20. BBQs / Fires

  • Feel free to grill at your RV site using your own equipment. Just keep it safe!
  • Use of cooking grills on the resort’s picnic tables is prohibited and poses as a fire hazard.
  • You’re welcome to have campfires, however ground fires are prohibited.
  • Personal fire pits must be elevated off the ground and contain an ash tray or similar container to manage and properly dispose of ashes.
  • All fires must be fully extinguished by 11:00 p.m.
  • County bans may occur and must be adhered to.
  • We rent propane fire pits and can be added to your reservation.
  • Don’t leave any grilles/fires unattended as this poses serious fire and injury risks.

21. Trash

  • All guests are responsible for keeping their site clean and free of garbage.
  • Bagged trash should be placed at the end of your site, near the street.
  • Please do not place trash outside before sunrise.
  • Trash will be picked up each morning by our staff between 8:00-9:00am.
  • Guests may also place garbage in dumpster located in front of clubhouse behind brown gates.

22. Laundry Room Rules

  • Open 24/7 for resort guests.
  • Must download the Launderday app by scanning in the QR code on the machine and create a username and password with your email, then follow the onscreen instructions and remit payment with Apple Pay or Credit Card.
  • Do not overload machines, remove clothes promptly from washer and dryers, dispose of detergent containers properly, clean lint tray at end of each drying cycle, no sitting on washers, dryers, or tables.
  • Resort is not responsible for lost, stolen, or damaged items left in laundry room.

23. Basketball and Pickleball Rules

  • Courts are for pickleball and basketball only.
  • All players must check in with clubhouse for pickleball equipment.
  • No food, glass or alcoholic beverages. No pets. No bicycles, roller blades or skateboards allowed.
  • Do not abuse net or other equipment.

24. Flag Policy

  • Flags with political, violent, racial, or commercial messages are **not allowed**.
  • All flags must be displayed respectfully.
  • Management may require removal of any flag that violates this policy.

25. Mail & Packages

  • Receiving regular mail service is strictly prohibited.
  • The resort will accept packages at the front desk on an occasional or emergencies only.
  • All packages must be clearly labeled with the resort name, guest name, and site number. Packages that are not properly addressed will be rejected.
  • For monthly stays, we recommend renting a P.O. Box at the local post office or utilizing local mailbox services. For a list of nearby mailbox service locations, please see front desk.
  • The resort is not responsible for lost or stolen packages or mail.
  • If we notice an excessive number of deliveries being received through the package policy, a friendly reminder will be issued to the guest. If misuse persists after the reminder, further action may be taken. Continued misuse may result in the resort refusing to accept further package

26. Lawn Maintenance & Vehicle Damage

  • Guests acknowledge that routine lawn maintenance (including mowing, edging, and weed trimming) occurs regularly throughout the campground.
  • While staff will take reasonable care, the campground shall not be held liable for any damage to vehicles, RVs, or personal property caused by flying debris or incidental contact during these operations.
  • To minimize risk, guests are encouraged to keep vehicles away from grass edges.

27. Vehicles / Golf Carts / Parking

  • While on the property we ask all guests to maintain a speed of 7 MPH.
  • Guests may bring one to two automobiles per site.
  • No parking on grass or in the road.
  • Clubhouse parking is available on a first-come, first-served basis and is not guaranteed.
  • Under no circumstances are guests permitted to occupy sites not included in their reservation, even if not otherwise occupied.
  • If a guest needs parking for a trailer or other towable, please call the resort prior to your stay to see if arrangements can be made. Additional costs may apply.
  • Vehicle and personal golf cart passes are required to be visible at all times. All vehicles and tows must be parked at their designated site unless otherwise approved by Resort Management.
  • Guests who wish to bring their own personal golf carts are welcome to do so. All personal golf carts must be registered at the front desk upon arrival and must comply with the resort’s safety and operational guidelines. Personal golf carts must be insured.
  • There is a $25 registration fee per golf cart for all guests bringing their own. For monthly guests, a recurring fee of $25.00 per month will apply.
  • No golf cart can be operated after sunset without headlights.
  • Owners or renters are responsible for any injuries to people or damage to property caused due to use of any vehicle on the property including golf carts. Each guest owning a golf cart is solely responsible for ensuring that all operators of the golf cart are a minimum of 16 years of age and possess a valid driver’s license (learning permits are not acceptable).
  • Rented golf carts must be driven by guests 21 years and older and have a valid driver’s license and must abide by all Resort Rules and Regulations disclosed in the agreement with 3rd party. Rented golf carts come fully charged, however it is the guests’ responsibility to recharge them when needed during their rental.
  • Golf carts must be operated properly and responsibly at all times.
  • Horseplay, racing, or other misuse of golf carts will not be tolerated.
  • Gas golf carts and all ATV/UTV-type vehicles are prohibited.
  • Golf carts are to be operated on roadways within resort only and are not permitted outside of resort.
  • No driving through RV sites or other restricted areas.
  • A golf cart’s maximum seating capacity must never be exceeded.
  • Operators and passengers of golf carts must be seated at all times while the golf cart is in motion. Apply break and remove key whenever golf cart is not in use.
  • Please return all rented golf carts and golf cart keys to the concierge at the clubhouse by the designated check-out time.
  • Power pedestals are for your rig and not for charging electric vehicles. This pertains to both RV sites and Cabins. Please do not charge your electric vehicles at your site as it can cause damage to your vehicle or our equipment.

28. Electric Bike / Bike Rental Agreement

  • Rental Terms: Rental Fee: Renter agrees to pay daily rental fee plus booking fee and sales tax, due at the start of the rental period. Additional hours/days will be charged at the same rate. All payments are non-refundable. Renter authorizes Gulfport Luxury RV Resort to charge the credit card on file associated with guests reservation for all costs related to the rental and/or damages to the Equipment during the rental period.
  • Rider Responsibility & Safety: By accepting a Bike or Electric Bike (e-Bike) rental, the renter certifies they possess the necessary skill level to operate a two-wheel bicycle or e-Bike. Riders must proceed only in areas suitable for their skill level. Terrain may vary and include obstacles; riders must exercise caution at all times. It is the renter’s responsibility to understand how to operate the Bike or e-Bike at the time of rental. If assistance or training is needed, the rider must speak with a resort team member prior to riding. Renter acknowledges the risk associated with Equipment use, including potential injury or death, and confirms they are in good physical health and medically fit to participate.

Two wheels must always remain on the ground during use. Riders must be courteous and respectful to all others including bikers, pedestrians, joggers, children, and animals.

The Equipment must be operated in a lawful manner in accordance with all local traffic laws and regulations. The Equipment may not be operated under the influence of alcohol, drugs, or any substance impairing safe operation.

  • Rental Use Restrictions
  • Equipment may only be used within a one-mile radius of the Resort.
  • Use of Equipment on unpaved surfaces, beaches, or in water is strictly prohibited.
  • Equipment must not be used for commercial purposes or subleased to others.
  • No passengers may be carried on the Equipment; use is limited to one rider per Bike or e-Bike.
  • Equipment may not be used in a manner exceeding its design or intended use.
  • Renter acknowledges the Equipment may lack visibility enhancements (e.g., blinking lights), and local infrastructure may not include designated bike lanes.
  • Age & Eligibility Requirements: E-Bike renters/riders must be at least 18 years old, and regular bike renters/riders must be at least 13 years old.
  • Rental Period, Return, and Condition: Rentals are valid only for the date selected and must be returned by 11:00 AM on the return date. Failure to return Equipment by 11:00 AM will result in additional charges. All Equipment must be returned in clean and undamaged condition. Renter agrees to return Equipment to the designated location by the end of the rental period. Renter accepts Equipment “as-is” and assumes full responsibility for its care during possession. It is the renter’s responsibility to report any damages that occur during the rental period.

Normal wear and tear is accepted; however, the following are not covered and will incur repair/replacement fees: Broken or bent spokes, rims, or frames; Damaged handlebars, seats, or components due to misuse or crashes. Damaged Equipment will be repaired or replaced at the resort’s discretion. Renter agrees to pay retail prices and standard shop rates for repairs or parts.

  • E-Bike Battery & Equipment Care: Renters must monitor battery life during e-Bike use. If the battery becomes depleted, the rider is responsible for pedaling the e-Bike back to the resort. Bike locks must be used when parking Equipment. The resort is not liable for lost, stolen, or unattended bikes. The renter accepts full financial responsibility and agrees to reimburse the resort at full retail value in the event the bike is lost or stolen during the rental period.
  • Liability, Waiver, and Indemnification: Renter acknowledges that using the Equipment entails inherent risks, including risk of death or injury. The Resort is not liable for injuries, damages, or losses arising from Equipment use. Renter assumes full responsibility for all risks associated with Equipment operation. Renter agrees to indemnify and hold harmless the Resort, its affiliates, officers, agents, and employees from all claims, damages, and liabilities resulting from their use of the Equipment. Waiver and Release: In consideration of renting the Equipment, the Renter, releases and forever discharges the Resort and its representatives from liability for injury, illness, death, or property damage, acknowledges that this release includes claims based on negligence, breach of contract, or warranty, and intends to fully and finally waive any and all legal claims that could arise from Equipment use.

29. Firearms & Weapons

  • Guests must comply with all federal, state, and local laws regarding firearms and other weapons.
  • Firearms and other dangerous weapons are not permitted on resort property. If allowed by local law, legally owned firearms may be kept locked in a private vehicle or RV.
  • Firearms and weapons must never be carried in public areas, including the Clubhouse, amenity areas, and all other resort public spaces.
  • The discharge, use, display, or handling of firearms, BB guns, air guns, pellet guns, paintball guns, airsoft guns, or any realistic toy weapons is strictly prohibited.
  • No firearms are allowed in areas where alcohol is served. Violation will result in immediate involvement of local authorities and possible eviction without refund.
  • Any discharge of a weapon on resort grounds will result in police involvement.

30. Photography / Video Consent

  • As part of our resort’s marketing and other efforts we may sometimes take pictures, video or audio recordings of the resort and our guests and visitors.
  • In choosing to stay at our resort, each guest and visitor present on the property hereby consents to our capture and use of voice recordings, images, videos, and likeness for any marketing or other purposes not prohibited by law, indefinitely, and without payment of any royalty, licensing or other fees whatsoever.

31. Vendors

  • Independently hired entertainment acts not hired through or in agreement with the Resort is strictly prohibited. Independently hired entertainment of any kind creates a conflict of interest between the guest and the resort and may result in the removal of the hiring party from the Resort.

32. SMS Privacy Policy

  • We will not share or sell subscriber information with 3rd parties for their direct marketing purposes. No mobile information will be shared with third parties/affiliates for marketing/promotional purposes. All the above categories exclude text messaging originator opt-in-data and consent; this information will not be shared with any third parties. By selecting the Check Box on The Bookings Check Out Page Guests Agree to Receive Marketing SMA. Guests may receive an SMS prior to/during/after their stay with us. Reply STOP to Opt Out. 33. Business Operations

  • Guests are not permitted to conduct commercial activities or operate any business within the resort premises. This includes, but is not to, selling goods or services, offering professional services or conducting business transactions.

34. Safe Use of Premises

  • Guests are responsible for the actions of their party, including visitors and children. Children under the age of 12 must be accompanied by an adult after dark. Guest or visitors may be asked to leave if intoxicated/under the influence, using profanity, or exhibiting rowdy or violent behavior.
  • ATVs, motorbikes, motorcycles, and fireworks are not allowed in the resort.
  • Children should be accompanied by an adult while at the playground.
  • Restrooms & Bathhouse, Laundry Room, and Fitness Center have 24 hours access and entrances are monitored by surveillance cameras. Pedestals and security cameras are property of resort. Please do not tamper with security cameras.
  • All rules regarding the use of the Resort’s facilities must be observed. Management reserves the right to restrict or deny the use of any of the common facilities if they deem that action appropriate for the circumstances regarding the action of an RV owner, their family members or their guests.

35. Subleasing Prohibited

  • Subleasing, selling, transferring or otherwise granting access to a site, RV, Bungalow, and/or Cottage rental or other unit to a person not registered in the reservation is not permitted.

36. Indemnity

  • Guests staying at Gulfport Luxury RV Resort, including staying in any Beach Bungalow and Cottages, take full responsibility for any damages, breakages, and/or missing items caused by you or your party during your stay.
  • Gulfport Luxury RV Resort shall not be held responsible or liable for any injury, loss, or damage to persons, vehicles, RVs, or personal property arising from, but not limited to, fire, theft, wind, flood, freezing temperatures, or any acts of personal negligence. Guests acknowledge that the use of resort facilities and amenities is entirely at their own risk.
  • Gulfport Luxury RV Resort shall not be responsible or liable for any injury or property damage arising from any special event activities, including entertainers, crew, contractors, mechanical rides, inflatables, props, pyrotechnics, lasers, or similar equipment.
  • Gulfport Luxury RV Resort and its employees takes no responsibility for any lost or stolen items from accommodation or vehicles and suggests that Guests securely lock their accommodation and/or motor vehicle when unoccupied.
  • Upon departure, any keys or deposits will be refunded to Guests, provided that the keys and/or items are returned in the same condition upon check out. The above Resort Rules and Regulations can change at any time without notice. By signing the Resort Rules and Regulations, I/we understand and agree to these conditions and the Rules of Stay.

37. IN CASE OF AN EMERGENCY, CALL 911.

  • Gulfport Luxury RV Resort is not responsible for damage, injury, or loss to either person or property. Gulfport Luxury RV Resort, its owners, and its management absolves itself from any and all liability and responsibility pertaining to loss by fire, theft, weather, Acts of God, property damage, accident, or any other cause.
